In short, you pay tax on your profit because it helps level the playing field with other business entities, which are competing with you, but are taxable entities. It takes away your unfair advantage.

It sounds like you could do improvements to the property, just that you can't turn around and flip a property. The benefit of doing improvements is that you should be able to increase your depreciation and if you are leveraging the property, you could still receive positive income to your IRA, but show paper losses on the property. Then after a few years, sell the property through a 1031 exchange and do the same thing over. So just being aware of the issues regarding taxation, you could avoid them.
